Slovenians Overtake Germans in Property Purchases in Croatia

“Just a little more and you Slovenians will at least be ahead of the Germans in one thing,” was one of the jokes between me and a fellow agent when I attended the 36th Real Estate Forum in Croatia, organized by the Croatian Chamber of Commerce at the end of 2023.

A few months later, when all the data was compiled, my assertion was confirmed.

In 2023, Slovenians made 3,392 property purchases.

Far behind were the Austrians with 1,526 purchases, followed by the Czechs with 759.

The share of foreigners buying property in Croatia is 37%.

This number is likely even higher along the coast.

There is already a visible trend of declining transactions with foreign buyers when comparing the same period between the first half of 2022 and the first half of 2023:

GERMANY – 25%

AUSTRIA – 29%

CZECHIA – 16%

HUNGARY – 17%

POLAND – 14%

The total number of residential property transactions in Croatia in 2022 was 30,000.

In recent years, there has been a noticeable increase in the purchase of building plots.

In 2020, there were 14,000 purchases, 19,000 in 2021, 23,000 in 2022, and 11,000 in the first half of 2023.
