Last year, company Arvio analyzed real estate transactions in specific areas over 12 months. They evaluated the following parts of Ljubljana: Šiška, Dravlje, Koseze, and Mostec.

In these areas, 63% of buyers under 30 purchased property without a mortgage.

83% of mortgages had a fixed interest rate, 8% had a variable rate, and no information was available for the remaining 9%.

205,000 EUR was the average purchase price without a mortgage.

218,000 EUR was the average purchase price with a mortgage.

130,000 EUR was the average mortgage amount for purchasing property.

19.2 years was the average mortgage term.

59.8% was the average mortgage amount relative to the contract value.

*This means that approximately 80,000 EUR of own funds were used for the purchase.

So, how many of these buyers also took out a cash loan?

The youngest buyer without a mortgage was 20 years old, the same age as the youngest buyer with a mortgage.

The average buyer without a mortgage is 48 years old.

The average buyer with a mortgage is 38 years old.

The average buyer age is 44 years old.

9% of buyers were over 65 years old.

12% of buyers were under 30 years old.

The oldest buyer was 90 years old.

The average property age was built in 1973.

The average price was 3,462 EUR/m².

The average saleable area was 59.9 m².

The number of transactions was 310.

We cannot obtain data on new constructions through ETN, so we do not include them here. This would alter the facts slightly, especially where purchases were made without a mortgage, as most of these are in new constructions.
