The prices of new residential properties (including new apartments and new family houses) have decreased by 7.6 percent compared to the last quarter of last year, breaking the growth trend of the previous three quarters, reports the national statistical office (SURS). The prices of new apartments fell by 7.9 percent, while new family houses saw a decrease of 5.3 percent.
Used Properties Continue to Increase in Price
In contrast, the prices of used residential properties continue to rise. On a quarterly basis, they have increased by an average of 2.7 percent. The prices of used apartments have risen by 3.2 percent, and used family houses by 2 percent. The most significant price increase for used apartments was recorded in Maribor (2.8 percent), followed by Ljubljana (2.3 percent) and the rest of Slovenia (2.1 percent), according to SURS.
Total Value of Sold Properties Decreased
The total value of all residential properties sold in the first quarter of 2024 was 340.4 million euros. This is a fifth less than the total value of all sales in the last quarter of 2023 (424.5 million euros) and 15 percent less than the value of sales in the same quarter of the previous year (397.1 million euros), according to SURS data.
Annual Comparison Shows Price Increase
Despite the quarterly decrease in the prices of new residential properties, they have increased on an annual basis by 6.3 percent. The highest annual increase was observed in new apartments (11.9 percent), followed by used apartments (9.0 percent), used family houses (3.5 percent), and new family houses (0.5 percent).

Property Sales Declined
A total of 2,057 residential properties were sold in the first quarter of 2024, which is approximately a fifth less than in the previous quarter.
