The overall picture of the Slovenian real estate market has not significantly changed recently, and no major shifts are expected in the coming months. Prices have stabilized, and demand has slightly increased compared to previous months.
In Ljubljana, the current average price of apartments is around 4,000 euros per square meter, with a wide range of transaction prices varying between 3,500 and 7,000 euros per square meter. The most challenging properties to sell are older apartments requiring complete renovation and apartments without elevators.
In March, the Statistical Office of Slovenia published the residential property price index for the fourth quarter of 2023. Last year, residential property prices increased by 6.8% year-on-year, the smallest rise in the past three years. Approximately a quarter fewer residential properties were sold compared to the previous year, with the sale of used apartments in Ljubljana decreasing by one-fifth.

Nevertheless, in the fourth quarter, used residential properties saw a 2.3% increase compared to the previous quarter. Prices of used apartments increased by 3.6%, while prices of used family houses rose by 0.2%. The most significant price increases for used apartments were in Ljubljana (3.8%), followed by the rest of Slovenia (3.1%) and Maribor (2.9%).
